Types of Fire Risk Assessment

nulogic assessor inspecting a fire extinguisherThe Regulatory Reform (Fire Safety) Order 2005 requires the responsible person to carry out 'suitable and sufficient' assessment of the risk from fire. Determining what must be assessed to meet that requirement depends on the risks in each building. In some cases, an assessment of the common parts is sufficient, in others a destructive assessment of common parts and flats is necessary.

All of which includes a comprehensive assessment report that includes the significant findings, the issues identified and the actions required.

Type 1 assessment

Non-destructive assessment of the common parts of a building.

Entry into the flats beyond the front door is not included in a type 1 survey.

Type 2 assessment

Destructive inspection of the common parts of a building.

Type 3 assessment

Non-destructive inspection of the common parts of a building and the flats.

Type 4 assessment

Destructive inspection of the common parts of a building and the flats.
